St Thomas is only 13 miles long and 3 miles wide at its widest (approx 32 square miles) but each area has a different character based upon the terrain, winds & weather… we go from the east side with its warm dryness to the Northside with its cool tropical foliage! You must travel around the island to get the feeling for each area to find the one area that is JUST RIGHT FOR YOU AND YOURS! You will come to know STT by the area that you choose to live in – this is where your memories will be made even though you’ll travel the entire island ALL the time!

This is our mini-St John. Yes, even now you still travel Water Island in golf carts! It is a very casual lifestyle, where you meet your neighbors either at the Sunday afternoon lunch/dinner on the beach or Friday nights at the Canteen for pizza and “the movie”. Can you think of anything better?
Water Island is actually located next to Hassel Island with both islands located in the southern area of Charlotte Amalie just west of the harbor. The size is approx 492 acres with many beaches. It has two types of ownerships, one is called Sprat Bay which has a fully functioning Private Home Owners Association and the other western side of Water Island doesn’t have a home owners association.

Dryer, flatter areas that will have most of your beaches which are considered to more gentle with gradual slopes into the waters. But the views over to the other St John, the cays & British Virgin Islands are really what make this area so very special.
The Ritz Carlton, Secret Harbour Beach and the newest developments of The Residences at Cabes Point and the Dolphin Cove Developments are in this area. This is also a great jumping off point to go to the other islands, as you can pop over to St John for dinner and get back the same night!
Marinas are many, plus you have Independent Boat Yard where you can have work done on your boat/ship! So you know this is where we are located in American Yacht Harbor and at The Anchorage Condominiums Complex next to the ST Thomas Yacht Club.

This is a warmer/dryer side of STT. You are generally facing west ward with views over to Puerto Rico, Vieques, Culebra, Water Island & Hassel Island plus you can also see St Croix and Buck Island….
Don’t forget the cruise ships will glide past your early morning view and glide back out when you’re sipping cocktails on your patio! Marriot Frenchman’s Reef Hotel and time share is located in this south side area. Also you’ll find Antilles School – there are a lot of great homes located in this general area so it is one of those must see areas when you’re searching for a home, land or condo!

Starting on the western side of this area - with the Cyril E King Airport & the University of the Virgin Islands – you travel Sub-Base (yes that’s where the submarines were based & trained during the 40’s, 50’s & early 60’s ) it now is a cruise ship dock plus Crown Bay Marina for privately owned luxury ships! Traveling again eastward on the right side (south side) you’ll drive past Frenchtown (great weekend eats & partying!) Continuing you’ll travel on to the Charlotte Amalie waterfront (where incredible shopping is H Stern, AH Riise, Tropicana etc. - gold watch anyone!) Around the harbor, you’ll come to our newest marina, Yacht Haven Grande, even Oracle was docked here. This marina has everything for the super yacht! Plus high end (Louis Vuitton, Bulgari) shopping too!
Then you’ll continue on eastward past the Kmart & grocery shopping / Roy Schneider Hospital go up Raphune Hill and you’ll get into the main shopping where the rest of us shop for our daily goods such as grocery stores, Office Max, Cost-U-Less, Home Depot – I know you didn’t think we had these stores, right?

It is lush! This is where you can put anything in the ground and it will grow – it’s unreal! But the views, the cooling breezes and the large tropical growth make this a wonderful place to live! The Northside includes Mahogany Run Golf Course, Magens Bay, (my favorite place is Bailey’s Udder Delight for incredible milk shakes after being at Magens Bay all day!) Drake’s Seat, Peterborg peninsula where Bill Clinton danced with his wife Hillary on their private vacation beach and so much more! There’s even some surfing down at Hull Bay Beach for the youngsters! This area plus the west end will have most of your more reasonably priced real estate.
This is where you will feel the difference of being on the Caribbean ocean then contrast being on the Atlantic ocean where it has its steep rocky coast lines versus the east end with its calm white sandy beaches.

The Western End of STT is home to one of the newest developments called The Preserve at Botany Bay which has just been renamed “the Jumeirah Botany Bay Resort” (Jumeirah, the Dubai-based luxury international hospitality management group will be managing the property) which has beaches and over 600 acres that covers the tip of STT.
There’s very little development on the West End besides Botany (this was the old Corning Estate) so the Roads are really good. There is also Estate Perseverance which is fully undeveloped plus has ruins on it that are older than the Annaberg ruins in St John. Est Perseverance is presently for sale so be sure to call Coldwell Banker Stout Realty for information!
